StoneRidge at Sky Ranch
Sales Procedures

Thank you so much for your interest in StoneRidge at Sky Ranch. We have experienced phenomenal response from people just like you and it's important to us that everyone has an equal opportunity to purchase the new home of their choice. Please take a few moments to consider the following procedures, which we hope will make your home buying experience as smooth and pleasant as possible.

1. The initial sales release will take place on October 27th, 2007 in the StoneRidge Welcome Home Center AT 10:00A.M. on a FIRST COME, FIRST SERVED basis. NON-CONTINGENT Buyers will have PRIORITY over CONTINGENT Buyers. *NON-CONTINGENT is defined as a CUSTOMER whose purchase is NOT CONTINGENT upon the sale of another property OR ANY OTHER condition which would prevent a close of escrow upon notification that the home is ready to close.
2. If you are interested in purchasing a home at StoneRidge at the INITIAL PHASE RELEASE or anytime thereafter, you will be given a PREQUALIFICATION FORM for our lender UAMC. PLEASE NOTE: THIS PREQUALIFICATION FORM MUST BE COMPLETED IN FULL, RETURNED TO US AND APPROVED BY OUR LENDER BEFORE YOU MAY PURCHASE A HOME AT THE INITIAL SALES RELEASE, OR ANYTIME THEREAFTER.
3. In the case yours is a cash purchase, you will be requested to provide verification of funds to close escrow prior to signing a purchase agreement. In order to qualify as a non-contingent homebuyer, we must verify that at the time of purchase, liquid funds are available in the amount needed to close the escrow. If you intend on using equity from your home to purchase, an approved Home Equity Loan or Line of Credit must be furnished to Lennar at the point of sale.
4. Lennar reserves the right to pre-sell Lennar homes at StoneRidge. All pre-sales will be posted by 5pm the day prior to the release at the Welcome Home Center.
5. The required earnest money deposit for a home at StoneRidge is three percent (3%) of the purchase price of the home, excluding upgrades.
6. At any time, should a customer become, in the sole opinion of the seller, disruptive to the sales process, they will be politely asked to leave the premises and will not be offered an opportunity to purchase a Lennar home from StoneRidge. Notwithstanding the foregoing, StoneRidge at Sky Ranch makes its homes available for sale to all persons without regard to race, color, religion or national origin.
7. Lennar WILL cooperate with outside brokers with a commission due and payable upon the close of escrow of subject property.
8. All homebuyers will be required to sign an Anti-Speculation agreement at the time of purchase stating they agree to hold title to the property for a minimum period of one year.
9. These guidelines do not constitute the entire sales process for StoneRidge at Sky Ranch, but give an overview of how homes will be released for sale. Please speak to the Sales Associates for more information.
